Water Heater Repair and Installation
A water heater is easy to ignore right up until the shower runs cold or something is wet on the garage floor. The evaluation includes looking at the unit, but also at how it is installed — because the connections around a heater cause as many problems as the heater itself.
Common water heater problems
- No hot water, or hot water that runs out far sooner than it used to
- Temperature that swings during normal use
- Water pooling at the base of the tank or around its connections
- Rumbling or popping from the tank — usually sediment
- Discolored hot water, or a change in how it smells
- An aging unit a homeowner wants assessed before it fails on its own
Repair or replace?
There is no universal answer. These are the factors that actually decide it.
Leans toward repair
A single failed component on a tank that is otherwise sound, still within a reasonable service life, and correctly installed.
Leans toward replacement
The tank itself is leaking, the unit is well past its expected life, or the cost of parts approaches the cost of a new heater.
Decided on site
Venting, gas or electrical supply, clearances and the condition of the surrounding connections all affect what can reasonably be installed.
What happens during water heater service

Look at the whole installation
The unit's condition, its venting, how it sits in its space, and whether anything about the install has been modified over the years.
- Step 2
Check the supporting hardware
Supply and shutoff hardware, the temperature and pressure relief line, and any expansion tank present.
- Step 3
Look for history
Evidence of past leaks, corrosion or previous repairs often explains more than the current symptom does.

Talk through the options
What repair would address, what replacement would address, and what each one leaves unresolved.

- The approximate age and the brand on the label, if you can read it
- Where the heater lives — garage, interior closet, exterior enclosure or attic
- Whether there is water on the floor, since that changes how urgent the visit is
- A clear path to the unit so it can be seen and worked on safely
